One of the most important aspects of residential property management is taking care of buildings with planned maintenance schedules, site inspections and timely repairs.

Day to day repairs and maintenance need to be managed promptly and efficiently.  This maintains the integrity of your building, keeps it in good shape and protects your investment.  Just as importantly, a well maintained building managed by a team like Homestead means happier tenants, encouraging continuity and longevity of their individual rental agreements.

The key factor in making repairs and maintenance run smoothly is strong contractor relationships with a high level of customer service.  Homestead operates an approved list of independent contractors across all trades, drawing up service level agreements and monitoring performance closely to ensure quality standards are attained.  This includes Health and Safety obligations, appropriate levels of insurance and compliance with current legislation.

Within our service standard targets, we aim to have urgent repairs attended to within four hours of notification and general maintenance repairs within 72 hours.  Where estimates are required, we ask appointed contractors to submit quotes within five days of instruction.

We undertake site inspections four times a year to check building conditions and liaise with directors to discuss and schedule in any necessary repairs.  If any major work is required, we will advise you on the procedure and use of specialist professionals and contractors.

 

We also invite nominations to our panel from our clients in line with Section 20 of the Landlord and Tenant Act 1985.  Contractors recommended by leaseholders can be included in our panel where they meet our quality criteria and guidelines.  We do not receive commission on invoices submitted by contractors.
